PT Royal Oak Development Asia Tbk (RODA) yang kini berganti nama menjadi PT Pikko Land Tbk, mengaku tengah melakukan penjajakan dengan beberapa perusahaan properti. Akhir tahun ini, RODA berharap bisa mengakuisisi dua hingga tiga perusahaan properti.

"Kami perkirakan total nilainya sekitar Rp 500 miliar. Yang diakuisisi tahun ini perusahaan properti beserta dengan lahan dan asetnya," kata Chief Executive Officer (CEO) Pikko Group Nio Yantony, usai Rapat Umum Pemegang Saham Luar Biasa (RUPSLB), Rabu (26/10).

Nantinya, ucap Nio, dana untuk melancarkan aksi korporasi tersebut didapat dari sisa dana divestasi anak usaha, pemegang saham, dan pinjaman perbankan. Menurutnya, saat ini pihaknya tengah melakukan penjajakan dengan sejumlah bank pembiayaan lokal, baik swasta maupun badan usaha milik negara (BUMN). Namun, ia enggan membeberkan perbankan mana saja.

"Sisa divestasi kan sekitar Rp 200 miliar lagi, nah untuk akuisisi Rp 500 miliar itu sisanya akan dipenuhi dari perbankan," tandasnya.

Ia memaparkan, salah satu perusahaan properti yang akan diakuisisi oleh perseroan memiliki proyek di kawasan terintegrasi Sahid, Sudirman. Nantinya, proyek tersebut akan diubah menjadi office building. “Nanti akan kami beri nama Sudirman Center yang akan kami bangun menjadi menara perkantoran 53 lantai dan itu lokasinya masih di komplek Sahid,” ujarnya. Sayang, ia tak membeberkan dua perusahaan properti lainnya.

Lebih lanjut ia menuturkan, akuisisi ketiga perusahaan properti tersebut merupakan rangkaian dari rencana perseroan yang menargetkan bisa mengakuisisi sekitar sepuluh perusahaan properti tahun ini. Ia menyatakan, sebelumnya pihaknya telah mengakuisisi tujuh perusahaan properti senilai Rp 512 miliar.

Seperti diketahui, perseroan telah mendivestasi 99,86% saham atau sekitar 799 juta saham PT Transpacific Mutual Capita kepada PT Swadayanusa Kencana Raharja pada pertengahan tahun ini. Divestasi itu dilakukan perseroan untuk fokus bergelut di bisnis properti.

Menurutnya, langkah tersebut sudah tepat, mengingat bidang properti memiliki prospek bisnis yang menjanjikan seiring dengan pertumbuhan ekonomi Indonesia yang stabil.
Transpacific Mutual merupakan anak usaha perseroan yang bergerak di bidang asuransi, finansial, dan properti. Dari aksi divestasi tersebut, perseroan meraup dana segar senilai Rp 730 miliar dan hingga kini masih tersisa Rp 218 miliar.

Theindonesiatoday.com – Property investment company PT Pikko Land Tbk (RODA), formerly PT Rotal Oak Development Asia Tbk, allocates Rp500 billion for funding the acquisition, Bisnis Indonesia reported this morning.

Nio Yantony, chief executive officer (CFO) of Pikko Group, said after acquiring 7 companies in June 2011, the group plans to acquire 2-3 companies before this year end.

“We expect the acquisition to value for around Rp500 billion,” he said, adding the acquisition will be financed by fund of unit divestment, loan from shareholders and banks.

Pikko Group had raised Rp730 billion from divesting PT Transpacific Mutual Capita to PT Swadayanusa Kencana Raharja. From divestment, Nio said, the Group remain holds Rp218 billion fund.

He added, of three companies to be acquired, one property asset is located in Sahid integrated area at Sudirman. He said that asset will be changed into office tower, to be named as Sudirman Center, with 53 floors.

Pikko Land was in September 2011 acquired by Pikko Land Corporation, based in British Virgin Islands, valuing of Rp2.06 trillion. It controls 68.01% Pikko Land and currently is offering to buy 31.99% stake owned by public investors. ( hans@theindonesiatoday.com)
